What is the Refund Policy?

We offer a 100% Money Back Guarantee Refund Policy if you aren't approved into a rental property within 30 days. However, the average move-in time in our program is 3 to 7 days after you make the final payment into the program, depending on your desired move-in date. Any client who requests a refund will be granted one, so long as they give us a fair shot to get them approved at their selected rental property.

What is a Renters ID Number and what is its purpose?

A Renters ID Number is an in-house corporate identifier and credit profile that serves multiple purposes. It's a way for us, the property manager/landlord, and clients to identify which client is which so we don't confuse cases. The Renters ID Number is also used on the corporate lease application as an extra layer of protection for your personal credit to remain private during the application and screening process.

What if my chosen rental property doesn't have corporate rental applications?

It's fine. Your Renters ID Number is connected to our in-house corporate credit through tradelines and can still be used on an individual rental application to generate the desired results in terms of securing the approval at your selected rental property.

How long can I expect this process to take?

The process shouldn't take longer than 3 to 7 days after you complete the final payment into the program. Please look out for updates and directions from your assigned case manager. Check both your inbox and spam folder to make sure you haven't missed any updates from a support or case manager.

How can I set up the Positive Rent Reporting Service?

After you sign up, you will receive an email to set up positive rent reporting through a third party company in our network. Please note: The positive rent reporting is totally optional for the client. We do not require our clients to join the positive rent reporting programs.

What are tradelines, and how does it relate to the Renters ID Number?

A tradeline is a term used by credit reporting agencies to describe credit accounts listed on a credit report. When your Renters ID Number is generated, we add the credit profile associated with the Renters ID Number to our corporate tradeline accounts in order to generate an excellent rental related credit history on the Renters ID Number, so when the Renters ID Number is screened during the rental application process it is approved.

How can I expect the process to work from start to finish?

Our Second Chance Program works as follows: Submit your application to join the program. Get approved to join the program (same day approvals) and pay the first fee of $250. Search, tour, and select your rental property. Submit your case manager request form. Receive case manager contact details to discuss your case. Complete payment of the remaining $150. Receive directions on how to apply using your new Renters ID Number. Pay any required application, admin, or deposit fees to your selected rental property. Get approved and move in. The time of this process depends on you and when you want to move in, but it's typically a speedy process that can take less than a week to complete.

What is Corporate Leasing?

SecondChanceHousingList uses the legal framework of corporate leasing to get credit-challenged renters approved at just about any rental property of their choice. We bypass getting your personal credit run for the approval by using a technique called Corporate Leasing. Corporate Leasing is when a company uses their excellent business credit, corporate name, financials, rental history, and references to submit a rental application on behalf of the client.

When will I be assigned a case manager?

The total price of the program is $400 one-time fee ($250 first payment + $150 second payment). After you sign up, you are emailed directions to search, tour, and select a rental property. You will be provided with a link to submit your chosen rental property and request a Renters ID Number so your case can be assigned to a case manager. After you pay the first fee of $250 to the Renters ID Number Department, the case manager will reach out to you to start on your case and provide directions. Upon completion of your rental property selection and case setup, you will pay the final $150 payment.
